Sanibel real estate blog: UPDATE on Crown Colony

Crown Colony is located just 6 miles from Sanibel Island and this gated community has 552 residences (352 single family and 200 condos). Community amenities include a jr. olympic heated pool and spa, fitness center, tennis courts,lots of social activities including a bridge group, book club, pot-luck dinners and “dining-out” club.

Golf membership is optional and the golfer will find the par 72 golf course designed by Ron Garl to be quite challenging. The fairways and greens were creatively designed around the native wetlands and mature pines. Throw in some tree-lined lakes and huge bird population and it is the perfect Florida setting. The private clubhouse is over 15,000 sq.ft and features a formal dining area as well as a grill room & lounge with a fireplace,private dining rooms, men’s and women’s locker rooms and an outdoor terrace overlooking the 18th green. The club provides different levels of membership,and if you are not a golfer you can take advantage of the social membership. The club members recently purchased the club and they have some very attractive new member offerings.

The community is located near many restaurants, shopping, the library, the hospital, the beaches and the airport. I live in Crown Colony and love that everything I need is within 10-15 minute drive.

There are two styles of condos in the community: a ground level, 2 bedroom, den, screened lanai two -car garage unit or an upper level, 3 bedroom with a one-car garage. The price range of the condos is $165,500 (short sale) to $275,000 (completely furnished with golf!) . Some of these come completely furnished, right down to the forks and the knives, so you can start living the Florida lifestyle right away. Some of these have waterviews and some have golf course views, but all are located in a peaceful setting. There are currently two pending sales and 4 condos have sold in the last 3 months- from $ 127,000-$212,000.

The single family homes range from $ 258,000- $679,000 and have a variety of floor plans, square footage and views. Lot s of sales activity there too: 3 contingent short sales, 3 pending sales and 4 homes sold in the last 3 months. The sold prices are $300,000 ( a 2/2/pool) to $615,000 ( 4/3/pool).
