What a difference a year makes in Sanibel real estate! Sanibel MLS inventory is down 27% from the past 3 year average. WE are seeing fewer sales compared to this time last year but that is a reflection of the low inventory. Thankfully, the foreclosure/short sale fiasco is in our rear view mirror and we are cleaning things up. The single family home market continues to lead the way, but we are starting to see some movement in the condo market. No uptick in prices yet but with 144 condo sales in the past 12 months we are beginning to raise the bar.
