Sanibel real estate blog: Building permits on the rise

Since October 2009 there  have been 20 single-family homes permits issued by the City of Sanibel. That is more than in any of the years 2005-2007, when the market was better. For the past two years,Sanibel real estate buyers have been taking advantage of the low prices of homes. With alot of the “good deals” gone, it  makes sense to buy a vacant land and build a new home.

According to local builders, the homes being built are smaller than in the past( 2000-4000sq.ft). People are downsizing and spending more upgrades and all of the bells and whistles. Builders are also seeing an increase in remodeling older piling homes and putting additions on older ground level homes.

Building costs remain relatively low. A good rule of thumb is about $240 per sq. ft.of living space. That would include site prep, permits, landscaping and plenty of upgrades. In other words, everything but the lot. If you would like a list of  the lots available  sent to you, drop us an email at www.chuckandrews.com. There are some nice vacant lots  at prices we have not seen in 10 years.
